Homebuyer & Condition Surveys

There are two types of home survey


(1). RICS Homebuyer Report

The RICS Homebuyer Report is our most popular house survey and is suited to the majority of properties and purchasers. The RICS Homebuyer Report includes statements on the construction and condition of each element of the property and provides advice on necessary works and further investigations. The detailed survey inspection increases the chance of defects being uncovered and a valuation of the property is given as standard.

The RICS Homebuyer Report follows the standard format with a paragraph on each property element and a Condition Rating to indicate areas of concern and issues for solicitor to further investigate.

(2). Condition Report

The condition report is the most basic survey undertaken.

The report will still provide statements on the condition of each property element and details for your solicitor to further investigate. The inspection is less detailed than the Homebuyer Report and no advice on further action in relation to the repairs is given. A valuation is not included with this report however this can be included as an extra cost with this service.

The RICS Condition Report is most suited to experienced buyers and newer properties. The RICS Condition Report follows the standard format with a paragraph on each property element and a Condition Rating to indicate areas of concern and issues for solicitor to further investigate.

Energy Performance Certificates (EPCs)

Energy Performance Certificates show potential house buyers or tenants how energy efficient the property is. The Certificate contains information regarding potential energy costs and carbon dioxide emissions together with recommendations to improve efficiency.


EPC’s are required when a property is

1. Built

2. Sold

3. Rented


If you do not have an Energy Performance Certificate you could risk being fined, by the local council, so it is important to have one undertaken prior to marketing your property or carrying out any advertising.
